I started renting the ground floor in 1980 for my printing business (Creamers), and bought the building in 2000. We converted the first floor into four small offices at that time, and successfully let them, and then in 2013 when I sold the business, converted the ground floor into an office suite.

As I live five minutes away from the property I can keep a close eye on it, and I try to do most of the small maintenance jobs myself.

Area: Dudley Street is 5 minutes’ walk from Luton town centre, and two minutes from the main Luton Railway Station. Fast services take you to London (St. Pancras International) in just 24 minutes. General Details: The first floor has four unfurnished offices, available individually, all with 7-day programmable air- conditioning, openable double glazing and carpet tiles. These offices are accessible from the ground floor lobby, via a coded door access system. Visitors in the lobby press a button for each individual office, which rings the phone in that office. The tenant may speak to the visitors and then buzz them in from the office, thus providing excellent security for the tenants.

All offices have modern suspended ceilings with inset fluorescent lights, and 5 lever locks on the doors. Smoke alarms in every office are incorporated into a modern fire alarm system. There is a small communal tea area with a sink, fridge and hot water, and also two unisex toilets with extractor fans linked to the lights, and small hand-basins with hot and cold water. We also provide free tea & coffee for our tenants!

All offices may be individually rented, for an inclusive licence fee which covers rent, broadband (60 Mbps), heating, lighting and weekly cleaning. The only extra costs to the tenant will be a landline telephone, if required. The rent for each office varies with the size of the office, which vary from 121 sq ft to 192 sq ft (11.24 sq m to 17.85 sq m). All are suitable for at least two people.

Tenants from offices on both floors have use of the enclosed yard with pub benches.

The Licence is for a minimum of six months, with the Licensee able to give 2 months’ notice at any time after the first four months.

Energy Performance Certificate commissioned February 2014 shows a ‘C’ rating.

Parking: There are pay & display parking bays outside and at the rear of the premises. Annual parking permits may be bought for these from Luton Borough Council, as the previous first floor tenants did.
There are two public car parks within two minutes’ walk, in Midland Rd and Wenlock St.
